Get Ready for the Spring Real Estate Market

Spring is traditionally the busiest time of year for real estate transactions. Buyers, you’ll have the biggest selection of the year as sellers list their homes in hopes of a summer move. Sellers, this is your opportunity to get the most out of your investment as competition ramps up. Let’s get ready for the busy spring market in Metro Atlanta!

Buyers

  1. Pay down debt. Before scrolling homes online, before seeking out a lender, buyers should spend time paying down debt as much as possible. It will affect the amount and type of loan you can qualify for.
  2. Bring up your credit score. Pay off small debts and be diligent in keeping current on all other outstanding bills. Do NOT take out new loans for cars, furniture, or anything else until well after you have closed on your new home.
  3. Get pre-approved. Shopping online and attending open houses might allow you to find the right home, but without a pre-approval letter from a lender, you could get passed over for another, more well-qualified buyer who did their homework before shopping. The pre-approval letter not only shows sellers how serious you are, but it also lets you know how much of a loan you are able to get.
  4. Apply for down payment assistance. There are more than 2,000 down payment assistance programs available across the United States, with many available right here in Metro Atlanta.  Buyers can qualify for them based on income, profession, military service, disabilities, geographic area, and many other factors.

Sellers

It’s time to take off the rose-colored glasses, step back, and examine your home as if you were a homebuyer seeing it for the first time. Then tackle each task that presents itself, from the curb to the attic.

  1. First impressions matter. Clean up your curb appeal. Need a new roof, a porch clean-up, or the driveway power washed? Does the exterior paint need to be freshened? Maybe all you really need is an inviting wreath on the front door or a few sunny flowers near the sidewalk. Now is the time to get started.
  2. Make it sparkle. A clean home is an inviting home. Deep cleaning also helps with odors you’ve become blind to, like from pets or cooking habits. Take a top-down approach, starting with light fixtures and ceiling fans and finishing on baseboards and floors. De-clutter everything in between.
  3. Start packing. You’ll be moving soon anyway, so get some boxes and start seriously de-cluttering surfaces and corners. This will make spaces feel larger, cleaner, and will allow buyers to imagine themselves (and their belongings) in the home.
  4. Be honest. Our homes are an extension of ourselves, and sometimes we get used to imperfections that could be major red flags for other people. Do you have missing outlet covers? Light fixtures with bulbs that need to be replaced? Stained carpet or rugs that should have been replaced long ago? Now is the time to address all the little things you’ve been ignoring.
