What happens to real estate sales when school starts?
In the short term, sales slow. There are fewer homes on the market already, since Spring is traditionally the hottest time to list, and there are fewer buyers looking because people are focused on settling into the new school-time routine. This lull, though, is quite short-lived. Sales typically see an uptick just after the Labor Day weekend – the unofficial start of the fall season. Buyers and sellers alike are motivated to close quickly and have their living situations finalized well before the holiday season approaches.
Is it a good time to list your home?
Yes! Even throughout the busy spring selling season this year, there was a shortage of inventory in North Metro Atlanta at certain (more affordable) price points. That inventory shortage continues, and worsens, through the late summer and fall. Buyers this time of year are highly motivated, perhaps looking to get into a good school district or forced to relocate for work. Their timelines are necessarily shorter, and with fewer homes on the market, you could sell for top dollar.
