Summer Home Selling Tips

Spring and early summer are the busiest times of the year for real estate sales, with an added bump in mid-Fall to round out the year.  If you recently decided to sell, only to realize that most of those Spring buyers have already bought their dream home in advance of the coming school year, fear not!  There are some simple tips to engage those mid-summer buyers and still snag a fast sale.

Amp Up Curb Appeal

As a general rule, homes look best from the street in the summer months, when trees are full of green leaves, flower beds are blooming, and the lawn is green and lush.  This does, however, require a bit of maintenance and care.  If your grass is overrun by weeds, now is the time to invest in do-it-yourself weed killer/fertilizer or call a landscaping company to get things under control.  Trim shrubs carefully, water your plants if they look a bit dry, and add a container garden near the front door for some color.

Show Off Outdoor Areas

Even the tiniest deck or back patio can be made inviting with some outdoor furniture and a little TLC.  Blow away debris, wipe away the pollen (always a problem during Georgia summers), and set up an umbrella for a little shade. 

Add/Update Outdoor Lighting

Beautiful light fixtures on a home’s exterior can add a great deal to the curb appeal, overall style, and security of the home.  Choose fixtures appropriate to your home’s style, and frame walkways with solar lights for a simple update that will leave a big impression on buyers who schedule evening viewings.

HVAC Check-Up

Your HVAC systems need a yearly check-up from a professional to ensure they will continue working properly when you need them most.  Technicians recommend cleaning your air conditioning units at least once a year to keep them in working order and keep your utility bill to a minimum.  A home without working AC in the summer is a definite way to miss a sale.  Set the AC to a comfortable, cool temperature – a welcome respite for buyers out in the sizzling Georgia heat.

Tasty Refreshments

There’s nothing better than a glass of lemonade or sweet tea on a hot day. Providing refreshments during the hot summer months is a must.  Especially in Metro Atlanta, just walking the perimeter of a home could leave your buyers parched and puddling.  A plate of baked goods and some ice-cold drinks will welcome potential buyers to linger just a bit longer, and that can only mean good things for a sale.
